Steps to Buying a Home and How We Help

Determine Your Goals

The first thing we do for our buyers is gain an understanding of their goals. We ask questions like: Are you buying because you need more space? A bigger yard? Are you downsizing? Do you want to be in a specific school district? Is a fixer-upper an option, or will only new do? These are the types of questions we will ask you to consider as you evaluate your goals for purchasing a home. Not sure whether you’re ready to buy? Ask yourself these four question before beginning your home search.

Understand Your Finances

It is critical in today’s tight lending market to talk to a lender and get pre-approved for a loan in the early stage of your home buying effort. We can help you identify a lender, or you can use your own, but it is a good idea to start these relationships as soon as possible. Having a pre-approval letter upfront will help you understand how much you can spend, and submitting the letter with a contract for a home makes your offer look stronger to the seller. We cannot stress enough to our clients to start early on this step. We’ve seen buyers who wait until the last minute to take care of this important part of the process and end up with headaches and sometimes even end up losing the perfect house to another buyer. We work hard with our buyers to make sure that doesn’t happen!

Search for Homes

We’ve created what we believe to be the best search tool available. Use our website or mobile app to get to know the area and the types of homes available. Through our search tool, you can sign up for listing alerts and receive emails whenever a new listing matches your search criteria. We’ve found that when buyers use our site to search for homes they are much more educated about the market than those who don’t, and are able to make better decisions when it comes to making an offer.

Visit Properties

At this point, you are ready to tour homes! We will prepare a list of homes to visit. The list will include homes you specifically request to see, and others your realtor has researched that you may not know about. Together, you will visit properties to get to know communities better, and to narrow down your list to top contenders.

Make an Offer and Negotiate a Contract

Once you have identified the house you want to buy, we will help you determine how much to offer based on a comprehensive real estate data review, prepare the contract, review the contract with you, and present it to the selling party. The Sowell Group will work with the other party to negotiate terms agreeable to you and the seller, all the while keeping you informed.

Home Inspection and Final Negotiations

From the time you sign the contract to your actual close date is typically around 30-45 days. During this time, we will ensure that you perform all your contractual duties (e.g. deliver earnest money, etc.) and help you perform a thorough evaluation of the property by hiring an independent home inspector. We will help you with any additional negotiations that arise based on the inspection report. Once you are satisfied with the property and final contract, the next step is to close!

Close on Your Home

The Sowell Group is diligent about the details, so this part of the process should be the easy part (assuming your finances are ready to go and no title discrepancies arise). You will close at a title company, and once the seller receives their funds, the home is yours!
